The Good Estate Agent – Tenant Costs
When you let a property there are various costs involved.
An initial holding deposit equivalent to a maximum of one week’s rent is required to take the property off the market while checks are completed and is subject to statutory legislation on the repayment of this should the tenancy not go ahead. You will also be expected to pay a deposit of up to five week’s rent upon upon commencement of your tenancy,.
The landlord has 15 days to make a decision once a holding deposit is taken.
If the tenancy does not go ahead we will repay the holding deposit in full within 7 days of the deadline being reached or the landlord backing out.
If you, the tenant, back out of the tenancy agreement, fail right to rent checks, have provided false or misleading information, or where the landlord /agent tries their best to get the information needed but you fail to provide it within the 15 days then the holding fee may be retained and the application cancelled.
