Any rent increase should be fair and in line with the current market. Some landlords link their rent increases to the inflation rate whilst others have their own calculation method. You cannot raise the rent during a fixed term unless specifically allowed for within the Assured Shorthold Tenancy Agreement. A minimum of one months notice should be given but we recommend giving two months were possible. You should always consider whether a rent increase is really needed and ideally review this on the renewal of the tenancy agreement.
